What happens when my Riverside home listing expires?
When a Riverside listing expires, your home comes off the MLS and your listing agreement ends. You're free to stay put, relist, or hire a new agent.
If your listing just expired, you're not alone. In the past 12 months, 348 City of Riverside listings expired. Another 355 were canceled and 62 were withdrawn. That's 765 homes, or 1 in 4 listings, that came off the market without selling.
Here's what an expired listing means, what happens next, and how to decide your next move.
Expired, canceled and withdrawn: what's the difference?
These three statuses all mean "didn't sell," but they're not the same thing.
Status | What it means | Riverside listings, past 12 months | Median days on market |
|---|---|---|---|
Expired | The listing agreement reached its end date without a sale | 348 | 99 |
Canceled | The seller and agent ended the listing agreement early | 355 | 67 |
Withdrawn | The home came off the market, but the listing agreement stayed in place | 62 | 57 |
The key difference for you: when a listing expires or is canceled, you're no longer under contract with that agent. When it's withdrawn, you usually still are, so check your agreement before you talk to anyone else.
What happens the day your listing expires
Your home disappears from the MLS. It also drops off Zillow, Redfin and other sites that pull from the MLS. Buyers searching for homes won't see it anymore.
Your phone may start ringing. Agents watch for expired listings. Expect calls, texts and mail, sometimes the same day.
Your listing history stays. Agents can still see that your home was listed, for how long, and at what prices. Buyers' agents will see that history if you relist.
Nothing else changes. You still own the home, and there's no penalty for an expired listing.
Why Riverside listings expire
Riverside homes that expired sat a median of 99 days before coming off the market. About half had cut their price at least once.
The pattern in the data is consistent. Unsold Riverside listings started at a median original list price of $725,000. Homes that sold started at a median of $675,000. The unsold homes weren't necessarily worse homes. Many were priced above what buyers would pay in the first few weeks.
Here's what that means for you: an expired listing is usually a pricing and presentation problem, not a "nobody wants my house" problem. Riverside homes that sold on their first try went under contract in a median of 23 days.
Your three options after an expired listing
- Stay put. If your plans changed, you don't have to do anything. Take a break and come back later with a fresh strategy.
- Relist with the same agent. This can work if you both agree on what to change. Relisting at the same price with the same photos usually gets the same result.
- Relaunch with a new plan. A new price, new photos, a new listing description and a real marketing push give buyers a reason to look again.
Whichever you choose, change what didn't work. I walk through the six most common reasons Riverside homes sit, with ZIP code and price-range data, on the Why Isn't My Riverside Home Selling? page.
Questions to ask any agent before you relist
- What are homes like mine actually selling for right now, and how fast?
- What's my active competition, and how does my home compare?
- What will you do differently from the first listing?
- How often will you report showings and feedback?
- What price do you recommend, and what's it based on?
An agent who answers with numbers from your street and price range, not just a promise, is the one to talk to.
Keep an eye on the wider market
Your relaunch should account for what's happening beyond your neighborhood too. C.A.R.'s county sales data tracks Riverside County sales and prices, and Freddie Mac's weekly rate survey shows what buyers are paying to borrow.
Frequently asked questions
Can I relist my house right after it expires?
Yes. You can relist with the same agent or a new one as soon as your listing agreement ends. Most sellers do better when the relaunch includes a new price, photos or marketing.
Do buyers see that my listing expired?
Buyers' agents can see your listing history in the MLS, including days on market and price changes. A fresh, well-priced relaunch helps buyers focus on the home, not the history.
How long do Riverside homes take to sell?
Riverside homes that sold on their first listing went under contract in a median of 23 days in the past 12 months. Expired Riverside listings sat a median of 99 days.
