More Riverside Homes Sold Below Asking (Sept 2026)

Are Riverside homes selling above or below asking price?

In September 2026, 40.8% of Riverside home sales closed below asking, 36.7% above, and 22.5% at asking, based on 169 closed residential sales.

Riverside's median sale price is up almost 6% from last year. But the median doesn't tell you what sellers are actually getting for their homes.

So I went through every residential sale that closed in Riverside in September: 169 of them. This might be the most important number from the month.

More Riverside homes sold below their asking price than above it. Here's what that means for you, and why it doesn't mean what most people assume.

41% of Riverside Sales Closed Below Asking

Of the 169 residential sales that closed in Riverside in September 2026:

More Riverside homes sold below asking than above asking. But almost 37% still sold over asking.

Both of those things are true at the same time. That's the story of this market.

Riverside Isn't a Buyer's Market or a Seller's Market

That's why I don't think calling this a buyer's market or a seller's market tells you very much.

If buyers completely controlled the market, more than a third of Riverside sales wouldn't be closing above asking. If sellers completely controlled it, more than 40% wouldn't be closing below asking.

What we really have is a selective market. Some homes still get buyers to compete. Others have to negotiate. The numbers don't lie: the price a home gets depends on the home, not on a label for the whole city.

Price Cuts and Quick Sales Are Happening at Once

One more number backs that up. Of the 169 September sales, 51 had reduced their asking price from the original list price before they sold. That's about 30.2%, or roughly 3 out of every 10 successful sales.

At the same time, Riverside homes that hit the mark moved fast:

So almost a quarter of the Riverside market moved within a week. Meanwhile, another part of the market was cutting prices and negotiating below asking. Those things are happening at the exact same time.

What This Means for Riverside Sellers and Buyers

Sellers sometimes see a house that sold for $30,000 over asking and assume that's the whole market. Buyers sometimes see a price reduction and assume every seller is desperate. Neither one is true.

The Riverside market is separating the homes buyers really want from the homes they don't want at the current price. Here's what that means for you:

  • If you're selling: Price it right from day one. The homes selling in the first week are the ones priced and prepared to compete. The ones that miss end up in the 30% that cut their price.
  • If you're buying: Don't assume every home is negotiable. The well-priced ones still draw multiple buyers. The room to negotiate is on homes that have sat or already been reduced.
  • For everyone: Real estate is local. A citywide average hides what's happening on your street.

And nowhere is that easier to see than when you break Riverside down by ZIP code. That's next.

Frequently Asked Questions

Do Riverside homes sell over asking price?

Some do. In September 2026, 36.7% of Riverside home sales closed above their final asking price. But 40.8% closed below asking, so it depends heavily on the home and how it's priced.

Is Riverside a buyer's market or a seller's market?

Neither label fits well right now. Riverside is a selective market: well-priced homes still draw competition, while others negotiate below asking or reduce their price first.

How many Riverside homes reduce their price before selling?

In September 2026, 51 of 169 Riverside sales, about 30.2%, had reduced their asking price from the original list price before they sold.

Will Your Riverside Home Be One Buyers Compete For?

In a selective market, the difference between selling in a week and cutting your price comes down to pricing and preparation. If you're thinking about selling in Riverside or the Inland Empire, let's look at where your home fits.
