Do older homes sell fast in Riverside, CA?
In September 2026, they did. 21 of 48 Riverside homes built before 1970 (43.8%) sold within seven days, versus 24.3% of all Riverside sales.
This one really stood out to me.
I took Riverside's September sales and separated out the homes built before 1970. There were 48 of them.
A lot of sellers assume an older home is a harder sell. In September, the numbers said the opposite. Here's what happened, and here's what that means for you.
Pre-1970 Homes Were Almost Twice as Likely to Sell in a Week
Of the 48 Riverside homes built before 1970 that closed in September 2026:
- 21 sold within seven days. That's 43.8%.
- 23 sold above their final asking price. That's roughly 47.9%.
- Median days on market was about 10½ days. The average was about 24 days.
Here's how that compares with all 169 September sales in Riverside:
September 2026 | Built before 1970 (48 sales) | All Riverside (169 sales) |
|---|---|---|
Sold within 7 days | 43.8% | 24.3% |
Sold above final asking | 47.9% | 36.7% |
So these older homes weren't just selling quickly. A larger share of them were also selling above asking.
What This Does and Doesn't Prove
This is where it's easy to turn a good statistic into a bad conclusion. The data does not prove that older homes sell better because they're old.
Year built is tied to a lot of other things: neighborhood, lot size, architecture, location, renovation, the street, price, and condition. There are plenty of variables this doesn't control for.
So I'm not going to tell you being built before 1970 caused these homes to sell faster. What I can tell you is that in this September Riverside dataset, the older housing stock performed extremely well.
What This Means If You're Selling an Older Riverside Home
That matters in a city like Riverside. We have a lot of established neighborhoods, like the Wood Streets, Downtown, and Hawarden Hills, where the homes are older but the locations are highly desirable.
Here's what that means for you: if you're selling an older Riverside home, age by itself is not necessarily a disadvantage. Buyers clearly competed for plenty of them in September.
And now we get to the number I think matters most for anyone thinking about selling. That's next.

Thinking About Selling an Older Riverside Home?
Age isn't the whole story. Location, condition, and pricing are what decide how your home performs. If you own an older home in Riverside or the Inland Empire, let's look at what buyers are paying in your neighborhood specifically.
