Here are the most critical ones, and exactly how to avoid them.

Mistake #1: Hiring the Wrong Agent

This is the foundational error that makes all others more likely. The wrong agent is someone who isn't a full-time, active professional in your specific neighborhood; a family friend or relative who has a license but limited recent transaction experience; or the agent who told you the highest price when you interviewed them. The last one is particularly insidious — overpricing is a strategy some agents use to win listings, and it consistently produces worse outcomes than honest pricing.

Interview at least three agents. Review their recent sold listings in your specific area. Ask to see their marketing plan in writing. Choose the agent with a proven record in your market, a systematic marketing process, and the honesty to tell you the truth about your home's value — even when that truth is lower than you hoped.

Mistake #2: Not Preparing the Home

The most common version of this mistake is believing that buyers will 'see past' clutter, personal items, deferred maintenance, and dated features. They won't.
