What is the Riverside, CA housing market doing in August 2026? Riverside's median sold price was $610,000 in August 2026, down from $645,000 in July, with a median of 20 days on market. Overall grade: B-, seller-leaning but increasingly price-sensitive.
If you only look at Riverside's citywide numbers, you're missing half the story. In August, some Riverside ZIP codes had two months of housing supply and homes selling in under three weeks, while other areas were approaching five months of inventory.
That's why I don't just look at Riverside as one market. I study it ZIP code by ZIP code, because that's how buyers and sellers actually experience it. Every month I'm going to break down what's happening across the city with a simple format: the Riverside Housing Market Report Card.
Think of it like a school report card, but for housing. Riverside gets an overall grade, and then each major ZIP code gets its own — based on pricing power, days on market, supply, and how sales are actually closing. The grades reflect current market conditions and pricing power in each area, not the quality of the neighborhoods themselves.

Here's where the city stood as of September 1, based on CRMLS data for August:

One number worth sitting with: on August 1, Riverside had roughly 523 active listings and 252 pending. By September 1, active inventory climbed to 541 while pending listings dropped to 217. Inventory is building and fewer homes are going into contract. That's a market that's still moving, but where buyers have gotten more selective and sellers need to be sharper on price.
I want to be clear about something before you read too much into that -5.4% median price drop: one month's median price does not mean Riverside home values fell 5.4%. The mix of homes that sold in August, price range, size, and condition, all shift from month to month. A citywide median moves when the type of home selling changes, not just when values change. That's exactly why the ZIP code breakdown below matters more than the citywide headline.

92501 posted a strong month on paper, with half of its closings selling above asking and two-thirds at or above. That said, six closed sales is a small sample size for a full ZIP code, so I'd treat these numbers as a signal rather than a settled trend until we see another month or two of data.
92503 — Grade: B+
Median price: $630,000 (July: $620,000) | Median DOM: 17 days | Months supply: 2.7 | Active: 116 | Pending: 55 | Closed: 37
This is a steady, competitive seller-leaning market. With 37 closed sales, 92503 gives us a much larger, more reliable sample than some other ZIP codes this month, and it's holding up well: prices ticked up from July and homes are still moving in just over two weeks.
92504 — Grade: B+

A healthy seller-leaning market. Prices moved up from July, and nearly 59% of homes sold at or above the original asking price, meaning correctly priced homes here are still generating real competition.

Despite the monthly dip in median price, 92505 is one of the tightest supply-and-demand environments in Riverside right now. Two months of supply is lean, and days on market got dramatically faster than July. When inventory is this thin, a single month's price swing tells you less than the underlying supply picture does.
92506 — Grade: B-
Median price: $730,000 (July: $722,500) | Median DOM: 18 days | Months supply: 3.1 | Active: 98 | Pending: 22 | Closed: 43
Homes can still sell quickly in 92506, but with 60.5% of closings coming in below the original asking price, buyers currently have more choices and more negotiating leverage here than in several other Riverside ZIP codes. This is the ZIP where accurate initial pricing matters most.
92507 — Grade: B-

Based on inventory, days on market, and the 61.8% of sales closing below asking, 92507 currently looks like the softest of Riverside's major ZIP codes. I'd stop short of calling it weak, though: the median price still increased from July, and 34 closings is a solid sample. This is a ZIP where pricing strategy and presentation matter more than they did a few months ago.
92508 — Grade: B+

One of Riverside's faster-moving markets right now. A 13-day median and over half of sales closing at or above asking tell you 92508 buyers are still competing for well-positioned homes.

Inventory has been building across much of Southern California this year, and the California Association of REALTORS® has tracked a similar statewide pattern of moderating price growth alongside steadier sales activity. This isn't the market to simply "test a high price" and see what happens. The first 7 to 14 days of exposure are the most important window you'll get. Buyers and their agents notice when a listing sits, and pricing psychology works against you once that happens.
