Riverside $750K–$950K: 53% sold below asking versus 41% citywide in September 2026.

The Riverside Market Changes in the $750,000 to $950,000 Range

Are Riverside homes between $750,000 and $950,000 selling below asking?

More than half did. In September 2026, 19 of 36 Riverside homes originally listed at $750,000–$950,000 (52.8%) sold below final asking, versus 40.8% citywide.

Citywide, Riverside is a selective market. Some homes draw competing buyers, others negotiate.

But the market isn't the same at every price point. To see where the negotiating is happening, I separated out the Riverside homes that originally listed between $750,000 and $950,000. There were 36 closed sales in that group in September.

The market changes in this range. Here's what the numbers show, and here's what that means for you.

More Than Half Sold Below Asking

Of the 36 Riverside homes that originally listed between $750,000 and $950,000 and closed in September 2026:

  • 19 sold below their final asking price. That's about 52.8%, more than half.
  • 15 had reduced their price from the original asking price before selling. That's about 41.7%.
  • Average days on market was a little over 43 days. The median was about 35 days.

Here's how that compares with the full September sample of 169 Riverside sales:

September 2026

$750K–$950K (36 sales)

All Riverside (169 sales)

Sold below final asking

52.8%

40.8%

Had a price reduction

41.7%

30.2%

So there was clearly more negotiation happening in this segment in September.

This Doesn't Mean Every $800K Seller Is Desperate

Here's what I don't want you to take from this: "Every $800,000 seller in Riverside is desperate." That would be ridiculous.

Some homes in this range still sold quickly. Some still sold over asking. Real estate doesn't work by taking one average and applying it to every property.

What the numbers do tell us is this: a buyer shopping between $750,000 and $950,000 in Riverside ran into a bigger share of listings that had cut their price and sold below asking than the market overall.

What This Means for Riverside Buyers and Sellers

That's useful information on both sides of the deal. Here's what that means for you:

  • If you're buying between $750,000 and $950,000: There may be more room to negotiate here than anywhere else in Riverside right now. Look closely at homes that have been reduced or have sat past 30 days.
  • If you're selling in this range: You need to understand your competition very carefully. Buyers in this price band have options, and they're comparing your home directly against the ones that already dropped their price.
  • For both: Real estate is local. Your neighborhood, your home's condition, and your price matter more than any citywide average.

And now here's where it gets interesting. When you move below $600,000, the Riverside numbers look very different. That's next.
